Within the number of challenges that businesses face today, the employee benefits can be one of the most difficult areas to handle. The balance between providing quality benefits, retaining high quality employees and controlling expenses is one of the most important factors a business needs to master and control.

A company group benefit insurance shares the financial risk of health related expenses among the group of employees. It’s all done under one contract, where the company pays into a pool.

When a employer has a Group Benefits Plan in place for their employees, any member of the group who becomes ill or requires services is financially compensated by the plan according to the terms laid out in the contract between the employer and the insurance company. The family members of the employees are also covered, as specified by the plan contract.

The advantages of a Group Benefits Plan to Your Employees are as follows:

Access to insurance at a reduced cost. Compared to most health and dental individual insurance plans, you save a lot of money when buying for a larger group of people. Group plans do not discriminate and are not anti-selective, offering all participants the same benefit plan.

It’s a cost effective method to protect employees. increased productivity and higher morale by providing financial security and support to employees.

You have a tax effective form of compensation. Most premiums an employer pays are tax deductible as a business expense - this alone serves as a major saver for your company.

1. Neglecting your future plans. For how long are you planning to live in this house? Very possibly not forever, so you’ll want the property to appeal to potential buyers. Buying a home with good resale value might take longer and more effort is required, but in the end the state of your bank account will make it all worth. A low price isn’t a “good deal” if the house won’t appeal to future buyers.

2. Treating real estate as if it was stock market in terms of risk management. Real estate is one of the few things in the world in which risk is directly proportional to your knowledge - the more you know, the greater the change you will end up with a good property that will sell. Take your time and learn.

3. Not using a buyers agent. Using an experienced real estate agent to help you with your needs is a smart move. A real Buyers agent can help you with the contract, deal with the piles of paperwork, give you advice on where to look at and schedule all the needed inspections.

4. Not having the house inspected by a professional. Have your realtor arrange a home inspection with a certified house inspection service of your choice. The costs will be approximately $250.00 to $400.00 plus GST depending on the size of the property. This could be your best money ever spent!

5. Not having written agreements.

It’s extremely risky to depend on verbal agreements. They cannot be enforced and you have no guarantees - you and the person you’re working with don’t have the same memory and there can be major differences in interpretations of what was agreed to. Avoid this at all costs.

Davisville Village is named after John Davis, who immigrated to Canada from Staffordshire, England in 1840 and took an active public role in the community, becoming its largest employer by far. In fact, the former Davisville Post Office once operated by John Davis and later by his grandson, is still standing on the northeast corner of Yonge & Davisville.

This centrally located neighbourhood has always been popular with singles, young couples and families for its excellent recreational facilities, outstanding shopping districts, and a surprisingly active nightlife, which includes bars, pubs, restaurants, dinner theatre, clubs, and movie theatres. Professional and business services such as banking, dental & health care, printing etc. are widely available on Yonge Street between St. Clair and Eglinton Avenues.

The vast majority of Davisville houses were built in the 1920’s and 1930’s. The houses west of Mount Pleasant Road are mostly large two and three-storey English Cottage and Edwardian-style homes. The houses east of Mount Pleasant Road are made up primarily of smaller detached and semi-detached houses and bungalows. This part of the neighbourhood also contains a handful of historical homes from the late 1800’s, and a growing number of custom built homes.

Davisville’s main shopping district is on Mount Pleasant Road. This stretch of stores is highlighted by a large group of antique and collectable shops that attract people from all over the city. Home decorating stores, children’s clothing and toy stores, and an excellent selection of restaurants all add to the ambience of this street. Davisville residents also shop on Yonge Street and Bayview Avenue. These two streets contain a plethora of gift shops, clothing and accessory stores, bakeries, cafes, and coffee shops.

Notable shopping/dining addresses include:

The Art Shoppe, a 70 000 sq ft combination gallery/fine furniture/interior design store at 2131 Yonge Street that offers the largest selection of fine furniture in North America.

Paper Moon, a fine stationery store at 2003 Yonge St.

The Bow & Arrow pub, an English style pub at 1954 Yonge St. with an excellent selection of microbrewed beers.

Grano Restaurant, a rustic yet elegant Italian restaurant at 2035 Yonge St. offering a very popular antipasto bar and special breads baked on the premises.

Davisville Park is the social and recreational centre of this neighbourhood. During the day, it is a beehive of activity with preschoolers enjoying the Davisville Park playground and wading pool.

Davisville Park’s six tennis courts are used by the Davisville Tennis Club on evenings and weekends. This club has an active house league and tournament schedule. Adjacent to the tennis courts is the Davisville Park baseball diamond, which is extensively used by children and adult baseball leagues.

South of this neighbourhood is the Mount Pleasant Cemetery, which is a place of great natural beauty containing one of the finest arboretums in North America, large flower gardens, birds & wildlife, and many artistic sculptures and memorials. There is local bus service on Mount Pleasant Road, Yonge Street, Davisville Avenue and Eglinton Avenue. These bus routes connect passengers to the Yonge-University-Spadina subway line. The Davisville and the Eglinton subway stations at Yonge Street are within a reasonable walking distance of this neighbourhood.

This area offers motorists quick access to downtown Toronto via either Mount Pleasant Road or Yonge Street. Toronto’s highways and expressways are located within a twenty minute drive of Davisville Village.

The real estate industry has changed to a very high degree in the past 10-15 years. Now that we have access to new tools like the Internet and cell phones, communication is lot easier and faster than ever before. However, it is very interesting that listings and presentations didn’t improve and most realtors don’t put enough effort in it.
If you want to stand out in this turbulent world of real estate, you better prepare a great presentation about yourself and also present all the properties you’re dealing with in the best way possible. Today’s tools allow you to create professional and stunning profiles in a relatively short time, which will surely translate into massively increased results in your business. Consider the following five easy steps:

Provide your clients with a step-by-step action plan. It’s much better for a client if you explain straight away what you are going to do for them in the first place. Send them a detailed e-mail where you provide them with a list of actions you’re going to take when buying or selling a property. Include a lot of automated processes, which will make the list longer and make it seem like you’re putting a lot of extra effort in it, even if you don’t have to.

Make sure your graphics are top notch. Hire a professional graphic designer for your website, presentation and preferably for a ready-to-go custom template for all the listings. Those few hundred dollars will give you much higher returns on investment, so just go with it. Your photos should be in very high quality and taken by professionals as well.

Make it unique. Do your presentations look different or are they just another clone of the templates of others? Provide your clients with unique content and extra information. Be the local expert, highlight your experiences and make it personal. People are much more likely to remember unique things and your goal is to make yourself be the first thing that comes to their mind when looking for a new home or real estate investments.

Use audiovisual tools. There is a bunch of new, very powerful tools that you can use to promote yourself. Use Youtube and all the available free video tools to publish presentations of your new listings, make flash microsites and record audio descriptions. All the audio and video content allows you to spread your promotion base to a new level.

Use all the free automated promotion resources available. There are tons of great listing services like Craiglist all over the web. Search for automated tools that allow you to post your listings to many places at one time. Make sure your listing contains your URL and as many ways as possible to get in touch with you.

Vancouver real estate agent Jay Banks, is very successful making his clients happy, by listening very closely to their needs. And he knows how important it is to have a good website with unique listings and other media. He’s sharing his experience in a five-tip how-to about creating real estate listings and other new promotion possibilities and tools.

Cabbagetown’s history began in the 1840’s when thousands of Irish immigrants settled here after fleeing the potato famine in their homeland. To put food on the table they grew cabbages on their front lawns, which is how this district came to be known as Cabbagetown. The neighbourhood flag, a green cabbage on a white background, can be seen flying, usually bestowed on a home or shop owner for architectural or design excellence.

Cabbagetown was revitalized in the 1970’s and 1980’s by new home buyers, who restored much of the neighbourhood’s fine collection of Victorian homes. Cabbagetown is now considered one of Toronto’s most gentrified and popular neighbourhoods. Its residents come from a wide variety of backgrounds, however they all share a strong sense of community spirit and pride in their neighbourhood, which is evident during such events as the Cabbagetown Fall Festival that runs for an entire week in September and features a parade, concerts, a film festival, a great dog show, community-wide yard sale and tours of the area’s fabulous homes.

The Cabbagetown neighbourhood was once described by the New York Times as “containing the largest collection of Victorian homes in North America”. Cabbagetown’s houses were built between 1860 and 1895. Most of them have been lovingly restored to their original beauty, with delicate iron fencing, carefully manicured lawns and fragrant gardens, and whimsical architectural detailing, under the watchful eye of the Cabbagetown Preservation Association. Made up of local residents, the Association helps ensure that all Cabbagetown renovations and new developments are in keeping with this historical neighbourhood.

The ‘Old Cabbagetown’ shopping district on Parliament Street features many one-of-a-kind shops and a vast array of restaurants. Examples of great shops are Planet Aid at 480 Parliament and Posterity Graphics at 523 Parliament, and Mi Casa (238 Carlton, close to Parliament). Experience fine food at Daniel et Daniel on Carlton, slum it at the Ben Wicks pub on Parliament, and party late at Pope Joan, Toronto’s ladies’ hangout, at 547 Parliament. The Carlton Street shopping district is similar in tone to Parliament Street, but on a smaller scale. Cabbagetown also has retail pockets on Gerrard Street, Sherbourne Street, and Wellesley Street East.

Cabbagetown’s recreational centre is Riverdale Park, at the corner of Winchester and Sumach. This park is the home of Riverdale Farm, once the site of Toronto’s first zoo and now an actual working farm in the heart of the city used to expose city children to agricultural concepts and experiences. The Farm offers pathways through wooded areas, ponds, and butterfly-herb-vegetable-flower gardens. Cows, horses, donkey, sheep, goats, pigs, chickens, turkeys, ducks, geese, rabbits, and cats may be seen along the way in barns and outdoor paddocks. As well as demonstrations of daily chores including animal feedings, egg collection, cow milking, goat milking, and horse grooming, there are also many annual events, day camps, programs for toddlers & children. Riverdale Park also contains sports fields and serves as an access point to the Lower Don Recreation Trail.

The Cabbagetown Community Arts Centre on Parliament Street has music, drama and dance programs for children. The Cabbagetown Youth Centre on Lancaster Avenue offers sports, and arts and crafts programs. Cabbagetown’s Public Library is located at the corner of Gerrard Street and Parliament. For adults, the Phoenix Concert Theatre at 410 Sherbourne Street rocks with a different party every night.

Allan Gardens, at the corner of Carlton & Jarvis, offers outdoor gardens, greenhouses and a glassed-in botanical garden providing a tranquil setting year round in which wedding photographs are commonly staged. It is especially lovely over the Christmas holidays, when the tropical gardens feature a holiday flower show.

The Sherbourne bus and Parliament streetcar connect passengers to stations on the Bloor-Danforth subway line. The Wellesley bus and Carlton streetcar connect commuters to the Yonge-University-Spadina subway line. For motorists, the Don Valley Parkway is approximately five minutes away, while Toronto’s downtown business and entertainment districts are less than ten minutes from Cabbagetown.

Cabbagetown is located close to Toronto’s Gay Village centred around the intersection of Church & Wellesley Streets, which is home to Canada’s largest gay community and offers a full slate of entertaining things to see and do year-round. The area is packed with cafes, restaurants, gay-oriented shops and a vast array of bars and hot nightspots that cater to an irresistibly seductive mosaic of orientations, cultures, ages, shapes and sizes. Toronto filmed Showtime’s series Queer as Folk in the Village.

Vancouver is one of Canada’s premier cities. If that wasn’t enough, it’s also considered one of the most beautiful and liveable cities on this planet. The pleasant living experience and wonderful scenery are just one of the few things that makes up a serious offer for someone wanting a change.

People - Vancouver belongs to the most friendly metropilitan areas in the world. The community spirit is strong in every area, business or pleasure, that you might be interested in.

Education - Vancouver has a great system of public and private schools, the first sector alone provides education to more than 58,000 students year-round. Universities such as the University of British Columbia, Simon Fraser University, and the Emily Carr Institute of Art & Design are just a few of the rich palette what this city has to offer in term of secondary education. Vancouver is getting more and more popular in the eyes of foreign students as well - International undergraduate enrolment at UBC has grown to nine percent from two in the last decade, which totals up to almost 3,000 people.

Employment - Vancouvers job market is hot! As a port city it has become a very strong hub of shipping and industry. There are also major advantages due to its location, which created a strong market for the tourist, accomondation and catering industry.

Climate - This city is famous for its temperate climate worldwide. Its one of those very few, scattered places on the planet, where you can go windsurfing and fishing in the morning, and end the day by late night skiing. The fabulous weather of the Pacific Northwest is a major selling point in and of itself.

Scenery - Vancouver is one of the prettiest metropolises in the world. The contrast of the ocean and mountains, the lush forests and parks that surround the city all add up to a visual package that is very hard to beat. This area is also one of the last temperate rainforest ecosystems left in North America.
